Why Pakenham homes go green.

Pakenham sits on the cool, damp southern edge of Melbourne, catching the moist air that rolls down off the Dandenong and Bunyip ranges. That climate is hard on house exteriors. The south and east walls, the shaded sides and anything under a gum tree grow a film of green algae and black mould within two or three years. Soft washing, not blasting.

This is the single most important thing about washing a house. Render, painted weatherboard, fibre cement and even old brick all suffer under high pressure. Point a 3,000 PSI lance at acrylic render and you blow the texture coat off and force water into the wall cavity, leading to blistering and damp months later. We never do this. We soft wash: low pressure under 500 PSI combined with a biodegradable detergent that kills the mould and algae at the root, left to dwell, then rinsed gently. The cladding is protected and, because the spores are dead rather than just knocked off, the finish stays clean far longer.
