Eight signs your Pakenham roof needs cleaning.

Roofs fail quietly. By the time you notice from the footpath it has usually been going for years. Here is what to look for from the ground, in the order it actually appears, and when the answer is a roof tiler rather than a wash.

What to look for, from the ground.

You do not need to get on the roof to assess this, and you should not. Stand at the back fence, stand across the road, and look at the south side. Here is what shows up, roughly in the order it appears:

  1. Green film on the south or south west slope. The first sign, every time, and it appears twelve to eighteen months before anything else.
  2. Dark streaks running down from the ridge. Algae washing down the slope with each rain, following the water path.
  3. Moss cushions in the tile valleys and along the ridge capping. Where debris collects and stays damp longest.
  4. Crusty grey-green discs. Lichen, and it has bonded into the tile surface. This is a years-in-the-making sign.
  5. Sandy grit in the gutters and at the bottom of downpipes. Your tiles, shedding.
  6. Gutters overflowing at the back rather than the front lip. Blocked, and backing up into the eaves.
  7. A dark patch in a ceiling corner after a long wet week. Water has found a way under a lap.
  8. Solar output down a few per cent with no other explanation. Roof debris washing down over the array.

The south slope tells you first.

Pakenham sits at about 38 degrees south. Through June, July and August the sun is low and northerly, and the south facing slope of your roof simply does not get it. That slope stays damp for weeks at a time through a wet Cardinia winter, and damp plus shade is all algae asks for. So the useful habit is to stop assessing your roof from the street, because in most Pakenham estates the street frontage faces a random direction and often catches sun. Walk to the back fence and look at the shaded pitch. If there is a green film there and the north slope still looks fine, that is normal, that is early, and that is exactly when a clean and treatment is cheapest and most effective.

Tree cover compounds it hard. The hill country around Pakenham Upper and Beaconsfield Upper has the mossiest roofs in the shire because canopy plus higher rainfall means the tiles barely dry out between April and October. Established Beaconsfield is close behind. An open block in a newer Officer estate with no mature trees will go years longer before showing anything.

Grit in the gutter means the tile is going.

Most Pakenham housing stock from the 1990s through the 2010s is concrete tile. Concrete tiles are not sealed all the way through. They have a factory applied surface coating, and that coating is the only thing standing between weather and porous concrete. It weathers off over decades naturally. Moss speeds it up dramatically, because moss holds moisture against the tile permanently rather than letting it dry between rains.

Once that coating is gone, the concrete starts shedding, and it goes into the gutter as fine sandy sediment. So if you clear your gutters and find grit rather than just leaves, that is your roof surface. It matters because a porous tile absorbs water, gets heavier, dries slower and therefore grows moss faster than it did before. It is a compounding cycle, and the point of a proper roof clean and biocide treatment is to break it before the tile is too far gone. It is also, incidentally, why high pressure on a tile roof is such a bad idea. How moss actually causes a leak.

A tiled roof is not waterproof the way a membrane is. It is a shedding system. Water lands, runs down over overlapping tiles, and leaves at the gutter. The whole design assumes that flow is not obstructed. Moss obstructs it. It builds up in the laps and the valleys, and it dams water where water is supposed to move. Dammed water sits, backs up under the tile lap against the direction of flow, and looks for the sarking. If the sarking is old, torn, or was never there, it finds the ceiling. The tile laps, the headlap and the sarking are all set out in AS 2050, the Australian Standard for the installation of roof tiles, and every one of those details assumes water keeps moving down the slope rather than sitting in a moss dam.

The classic Pakenham version of this is a dark patch appearing in a ceiling corner after a long soaking week in July, with no obvious damage anywhere on the roof. People go looking for a cracked tile and find nothing, because there is nothing to find. The tile is fine. The flow path is blocked. That is a cleaning problem, and it is why we get a run of these calls every winter.

The honest bit

When cleaning is not the answer.

Cleaning solves organic growth. It solves nothing else, and there is a decent amount of exterior cleaning marketing out there that blurs this line. If your ridge capping mortar is powdery and crumbling, or the caps shift when touched, you need a roof tiler to repoint before anyone puts water on it, because washing a failed ridge drives water straight into the roof space. If tiles are cracked or slipped, that is a repair. If the tile surface is visibly pitted and the concrete is porous through, cleaning will make it look better for a season but you are into roof restoration or replacement territory, and you should be talking to a tiler about a realistic remaining life.

Worked example: a Beaconsfield roof caught at the right time.

A single-storey 1998 concrete tile roof in Beaconsfield, under two established gums, south slope carrying a solid moss mat and the first grey lichen discs appearing along the ridge. No cracked tiles, ridge pointing still sound. The job is a soft wash with a biocide pre-treatment left to dwell, worked off anchor points, at about $850 given the lichen load, plus a gutter clear at about $200 since the access is already set up. Total roughly $1,050, and the roof should hold three to five years, for the reasons set out in our how long does it last guide. Caught two years later, with the lichen established across the whole south pitch and the tile coating shed into the gutters, the same roof is a restoration conversation costing many times that. What are the first signs a Pakenham roof needs cleaning?

The earliest sign is almost always green film on the south and south west slope, the side that never sees the low winter sun. It shows up there twelve to eighteen months before the rest of the roof looks like anything. The next signs, in order, are dark streaking running down from the ridge, moss cushions building up in the tile valleys and along the ridge capping, and then crusty grey-green lichen discs that have actually bonded into the tile surface. Once you are at the lichen stage the roof has been growing for years.

Why is there grit in my gutters and downpipes?

That grit is your roof tiles. Concrete tiles, which cover most Pakenham homes built from the 1990s through the 2010s, have a factory applied surface coating that seals the concrete. As it weathers off, and moss accelerates that badly by holding moisture against the tile, the concrete beneath starts shedding. Sandy sediment in the gutters and at the bottom of the downpipes is that shedding. It is a signal the tiles are becoming porous, which means they soak up water, get heavier, and grow moss faster than before. It is also the point where cleaning plus a treatment is genuinely worth doing rather than putting off.

Can moss on a roof cause a leak?

Indirectly, yes, and it is more common than people expect. Moss does not drill through a tile, but it grows into the tile laps and the valleys and dams water there. Tiled roofs are not waterproof in the way a membrane is, they shed water down and off, and they rely on that flow being unobstructed. Dam the flow with moss and water sits, backs up under the lap and finds the sarking or a gap in it. The usual result is a dark patch in a ceiling corner after a long soaking week in July, which is exactly when we get the calls.

Has my roof gone too far to be cleaned?

Sometimes, and we will tell you if it has. Cleaning fixes organic growth. It does not fix cracked or slipped tiles, it does not fix ridge capping where the mortar has failed and is crumbling, and it will not restore a tile that has lost so much surface it is visibly pitted and porous. If the ridge pointing is powdery or the caps move when touched, you need a roof tiler for repointing before anyone washes anything, because washing a failed ridge just puts water into the roof. An honest quote tells you which of those you are looking at.

Does a dirty roof affect solar output?

The roof around the panels matters more than people think. Moss and leaf litter accumulating on the tiles above an array wash down across the panels every time it rains, leaving a film and a tidemark along the lower frame edge. Combined with the panels' own soiling, that is commonly a few per cent of output on a Pakenham array, and worse where a single panel gets shaded by an overhanging branch that is also feeding the moss. Cleaning the roof and the panels in one visit while the access setup is already up is far better value than two separate call-outs.
