Which driveway sealer grade actually lasts in Pakenham
For most Pakenham driveways the right specification is a penetrating silane siloxane sealer at $8 to $14 per square metre applied, which is $440 to $770 on a standard 55 square metre double drive, and it should run 5 to 8 years before a recoat. What the grade on the tin actually means
There are only two families of concrete sealer, and everything else is branding. A penetrating sealer is a silane or a siloxane, or a blend of both, carried in solvent or water. It soaks into the top few millimetres of the slab and reacts with the concrete to line the pores. Nothing sits on the surface, so there is no film to peel, no gloss, and no change to grip. A film-forming sealer, which covers every acrylic, urethane and epoxy product, dries as a layer sitting on top of the concrete. It looks better on day one and it is the one that fails visibly.
Four numbers on the technical data sheet decide whether a product is worth what you are paying:
- Solids content, given as a percentage. This is how much of the tin is actual sealer once the carrier evaporates. A 15 to 25 per cent solids penetrating sealer is a serious product. A 5 to 8 per cent solids product at half the price is mostly carrier, and you are paying freight on water.
- Coverage rate in square metres per litre. A penetrating sealer usually states 6 to 10 square metres per litre on a broom finish, and less on porous exposed aggregate. If a job needs 20 litres and the invoice shows 8 litres bought, the coat was thinned or it was one pass instead of two.
- Recoat interval. The manufacturer will state it. That number, not the salesperson, tells you what this specification is going to cost you over ten years.
- Slip resistance. AS 4586 is the Australian Standard that classifies slip resistance of new pedestrian surface materials. Penetrating sealers do not change the classification. Film coatings can, and on a sloping Pakenham driveway that matters more than the shine.
Ask for the technical data sheet and the safety data sheet by email before the job. Any applicator who works to a specification will have both on their phone in thirty seconds. Anyone who cannot produce them is buying whatever was on special that week.
The Pakenham conditions that decide the specification
This is not Melbourne’s inner north. Pakenham sits on the cool, wet, south-eastern edge of the metro area, in the 750 to 900 millimetre a year rainfall band, and Pakenham Upper and the Toomuc valley get more again. That single fact drives every sealer decision made here.
The slab stays damp for weeks at a time
Between May and September a shaded concrete driveway in Cardinia Lakes or Lakeside can sit at high moisture content for a month straight. Concrete is not waterproof, and moisture also moves up through the slab from the clay underneath. A film-forming acrylic laid over a slab carrying that moisture cannot let the vapour out. The film turns cloudy white, which the trade calls blushing, and then it lifts. That is why the same product can perform for a decade in Mildura and fail in two winters here.
Reactive clay and seasonal slab movement
Cardinia Shire is largely reactive clay. Slabs move with the seasons, control joints open and close, and fine hairline cracking is normal rather than a defect. A penetrating sealer tolerates that because it has become part of the concrete. A hard film bridges the crack, then splits along it and lets water in behind the coating, which is worse than having no sealer at all.
Trees, tannin and lichen
Eucalypt leaf litter is loaded with tannin. Leave a pile of gum leaves on damp concrete for a fortnight and you get a brown stain that a plain wash will only lighten. On the shaded south side, lichen puts down a holdfast that etches into the surface itself. A sealer slows both, because the pores are lined and the stain cannot travel as deep, but no sealer prevents them. That is what the biocide treatment is for, and it is the cheapest line item on this page.
New estate slabs are still curing
Half the driveways we look at in Pakenham East and the newer Officer estates are under two years old. Fresh concrete needs about 28 days to reach working strength, and most manufacturers want 28 days minimum, often 60, before a penetrating sealer goes on, so the free lime has weathered off. The cheap specification that fails early here, and why
The failure we get called out to most often is the same job every time. A thin single coat of a low-solids water-based acrylic, rolled onto a driveway that was pressure washed the same morning, usually in autumn, usually sold as a bolt-on to a $250 driveway clean for another $300.
Here is the sequence. The slab still holds wash water. The acrylic skins over the top and traps it. Within six weeks the trapped moisture turns the film milky in patches. The first hot week of summer expands the slab under a film that cannot move with it, and the coating starts lifting at the control joints and along the tyre tracks where the load sits. By the second winter it is coming off in sheets and the driveway looks worse than it did before anyone touched it.
The bill to fix it is the part that stings. Chemical stripping and mechanical removal of a failed acrylic runs $15 to $30 per square metre, so on a 55 square metre drive that is $825 to $1,650 before anyone applies anything new. You have then paid roughly three times what the correct specification would have cost on day one. Two smaller versions of the same mistake: sealing over an oil stain, which locks the stain in permanently so the only remaining fix is grinding, and sealing before the surface has been properly decontaminated, so the sealer bonds to dirt rather than to concrete. What “commercial grade” is worth
Nothing, on its own. Commercial grade, professional grade, industrial strength, trade only and heavy duty have no legal meaning and no Australian Standard behind them. A tin sold in a hardware store and a tin sold over a trade counter can contain the same resin at the same solids content with a different label on the front.
What does carry weight is specific and checkable: the resin chemistry named on the data sheet, the solids percentage, the stated coverage, the manufacturer’s own warranty document, and whether the applicator is following the written system including surface preparation, moisture content and the number of coats. Where a product warranty exists at all, it almost always requires the full system to have been followed, which is exactly why the data sheet matters more than the adjective.
Two more sales lines to be careful with. A “ten year sealer” nearly always describes the product in a laboratory, not a coating on a north-facing Pakenham driveway with a car parked on it every night, and the warranty covers the tin rather than the labour to reapply it. And “nano” is generally used to describe ordinary silane chemistry that has been around for decades and does not justify a premium.
Our recommendation for the typical Pakenham house
Take a standard four bedroom brick veneer in Cardinia Lakes, Lakeside or one of the newer Officer estates: a 50 to 60 square metre exposed aggregate or plain concrete driveway, a front path, a porch, one or two trees near the boundary, and a car on the drive every night. - Clean it properly first, $180 to $320. A rotary surface cleaner and a pre-treatment with dwell time, not a wand waved around. Sealing an unclean slab wastes the sealer.
- Wait for three to five genuinely dry days. In June that can mean waiting a fortnight. This is the step people skip, and it is the step that decides whether the job survives.
- Apply a penetrating silane siloxane at $8 to $14 per square metre, two passes wet on wet. On 55 square metres that is $440 to $770. No gloss, no colour change, no change in grip, and the recoat in five to eight years is a straightforward reapply rather than a strip.
- Add a biocide treatment to the shaded path and the south side, $80 to $200. The best value line on the invoice in a climate like ours.
- Skip the wet look unless you actively want the darker aggregate. If you do want it, budget the recoat every two to three years and treat it as a styling decision rather than a protection decision.
All up that is roughly $700 to $1,290 for a cleaned, sealed and treated front of house that should not need touching for years, against $180 to $320 every twelve to eighteen months if you take the wash-only route. What to ask the person quoting
- Which product, exactly, and can you email me the technical data sheet and the safety data sheet.
- Is it penetrating or film-forming, and why that choice for my slab.
- What solids content, what coverage rate, and how many litres will this job take.
- How many drying days between the clean and the seal, and what happens if it rains in between.
- What is the stated recoat interval, and what will the recoat cost.
- Is the warranty on the product, on the application, or both, and is it in writing.
- Will the slip resistance change, and is an anti-slip additive included on the sloped section.
When we will tell you not to bother
We talk people out of sealing work most weeks, and it is worth being upfront about when. If your driveway is plain grey broom-finish concrete in full sun, no trees over it, no oil, and you are happy with a wash every year or two, a sealer buys you very little and we will say so. If the slab is badly spalled, where the top surface has flaked away and exposed the aggregate underneath, sealing it just makes a damaged surface shiny; that is a concreting repair, not a cleaning job, and we do not do it. If the concrete is under 28 days old we will book you in for later rather than take the money now. And we do not apply two-pack polyurethane or epoxy garage floor systems, and we do not strip failed two-pack, so if that is what you need we will tell you at the quote stage rather than halfway through.
One last honest note. Sealing does not make a driveway self-cleaning. It slows staining and it makes the next wash faster and more effective, but leaf litter, tyre rubber and lichen still arrive on schedule in this part of the shire.
